Residency Permits and Visas

Living Abroad After Buying Property

Buying property and obtaining the right to live in a country are two separate matters. Property ownership does not automatically provide an unlimited right of residence in every country. If you are considering moving to or spending extended periods in Cyprus, Spain, Türkiye or the United Kingdom, you should understand the applicable immigration and residency requirements before purchasing.

Visa and Residency Requirements

Immigration rules depend on factors including:
  • Nationality
  • Purpose of stay
  • Length of stay
  • Employment
  • Income
  • Family circumstances
  • Investment
  • Property ownership
  • Existing residency status
Rules can change, so current government information and professional immigration advice should always be obtained.

Cyprus

Cyprus offers several immigration and residency routes depending on the applicant’s circumstances. Property ownership may form part of certain residency strategies, but purchasing property alone does not automatically guarantee residency. Applicants should assess the current requirements for their nationality and intended period of residence.

Spain

Spain has established immigration routes for different categories of international residents. Depending on the applicant’s circumstances, options can include residence based on financial means, employment, family circumstances or other qualifying grounds. Property ownership and immigration status should be considered separately unless a specific programme legally connects the two.

Türkiye

Foreign property owners may be eligible to apply for residence under applicable Turkish immigration rules, subject to current requirements. Property ownership does not itself guarantee approval. Applicants should verify current eligibility, documentation and application requirements before relying on property ownership as part of a residency plan.

United Kingdom

The UK has its own immigration system and property ownership does not generally provide a right to live in the country. Individuals intending to relocate to the UK should identify the appropriate visa or immigration route based on their circumstances.

Residency and Your Family

If you plan to relocate with family members, consider:
  • Spouse or partner requirements
  • Children
  • Schooling
  • Healthcare
  • Financial requirements
  • Insurance
  • Accommodation
  • Dependant visas
The requirements differ between countries.

Residency vs Citizenship

Residency and citizenship are different legal statuses. Residency generally provides permission to live in a country for a defined period under specified conditions. Citizenship establishes nationality and provides additional rights and obligations. A property purchase should therefore not be treated as automatically providing citizenship or permanent residency.

Before You Buy

If residency is one of your reasons for buying property abroad, determine:
  1. Whether you qualify.
  2. What property ownership does and does not provide.
  3. How long you can stay without residency.
  4. Which visa category applies.
  5. Whether family members can accompany you.
  6. What financial requirements apply.
  7. Whether residency must be renewed.
  8. Whether there are minimum stay requirements.
